Outlook for 2010

The fracturing commercial real estate market offers significant buying opportunities for principals and investors that have always wanted to get into this area of investment. The key to succes however, is to first establish well defined goals (wheteher it involves a direct or passive investment approach); identify and carefully assess your target markets, or those of the organization with which you invest; perform thorough due-diligence and market analyses; and adhere to sound valuation and underwritting standards.

6DRC will continue its focus in the local Southern California market. Going into 2010 we plan to sell select properties in 6DRC's portfolio, and continue to increase its current holdings in multifamily properties. 6DRC's objective is to establish a balanced portfolio of multifamily assets that have strong rental performance; as well as assets where there is opportunity to add value through capital improvements, and post-acquisition management and operation.

As a long-term owner and operator, 6DRC will continually seek opportunities to upgrade the quality of its portfolio through the selective sale of stabilized assets, and the reinvestment of available proceeds to fund the acquisition of properties that meet its criteria and ROI objectives. Target properties will range from conventional multifamily properties such as: garden-style communities, mid-rises, and high-rises.

Success, through a small shift in focus

In November 2008, after months of reaching out to lenders and mortgage institutions with our mortgage solutions, and debt restructuring strategies to no avail, I decided to shift/concentrate 6DRC's focus solely on the acquisition of existing income producing properties. My intent was to establish sustainable revenue streams through the ownership and operation of income assets.

The primary and immediate focus would be on multifamily/multi-housing properties throughout the Southern California market. Multifamily housing has been the one asset class that has consistently produced stable cash-on-cash annual distributions, as well as attractive overall returns for both private and institutional investors.

To-date 6DRC has acquired approximately $8M in multi-housing properties throughout San Diego, CA, and continues to seek new acquisition opportunities.
